Lease Requirements Project: 202500678 - New Space Requirement - Prince George, BC

The Province is seeking to secure Premises that provide the best overall location, value, and function. The requirements for the Premises may be achieved through a lease agreement on the Province’s standard form lease, with a target occupancy date of October 1, 2026, in the Province’s sole discretion.

The Province is seeking approximately 5,000 sq. ft. (464 m˛) of office space for Community Living BC (CLBC). The Premises may be on a single floor or multiple floors within a single- or multi-tenant building. The space will accommodate approximately 30 staff and visitors, primarily in open-office areas, with 15 enclosed spaces (offices, meeting and storage rooms, break room, data/telephone closets, and washrooms). Proposals that satisfy this requirement are welcome.

The preferred location is within the community of Prince George, bounded approximately as follows:

• North: Nechako River / 1st Avenue
• East: Queensway / Taylor Drive
• South: Cariboo Highway 97
• West: Ospika Boulevard

However, if you have something that you think might be suitable that isn’t in the described boundaries then please submit your proposal for evaluation.

Parking for 15 vehicles is required, on-site or within 305 m (1,000 ft) of the Premises. Two (2) accessible parking stalls are required adjacent to the entrance. Parking must be paved, drained, and well lit, available 24/7 for the full lease term. Costs to be included in the lease proposal. Convenient access to public transit is preferred.

The Province is seeking a ten (10)-year lease with a five (5)-year renewal option. A six (6)-month fixturing period will be required prior to occupancy.

The Province’s Standard form will be used to document the Lease.

Proposals must be submitted by email, mail, courier, or hand delivery no later than 2:00 PM PST, January 30, 2026. The Province reserves the right to negotiate any proposal and the lowest or any proposal will not necessarily be accepted.
