Lease Requirements Project: 202500427 - New Space Requirement - Prince George

The Province is seeking to secure Premises as described here that will provide the best overall location, value, and function. The requirements for the Premises may be achieved through a lease agreement on the Province’s standard form lease with a target occupancy date of September 1, 2025, in the Province’s sole discretion.

The Province is seeking to secure and occupy warehouse space approximately 10,000 to 12,270 square feet (929.03 to 1139.9 m2) of space for Lease. The intended occupant will be the Procurement, Supply Distribution branch of the Ministry of Citizens’ Services. Single floor Premises are acceptable, within a single tenant occupancy building. Proposals that satisfy this requirement are welcome.

The preferred location is within the community of Prince George with major road access within:

North: N. Nechako Road
East: Boundary Road
South: Tyner Blvd.
West: University Way;

However, if you have something that you think might be suitable that isn’t in the described boundaries then please submit your proposal for evaluation.

Proposals should offer the following requirements:
• 10,000 – 12,270 SF warehouse
• 3 overhead doors
• Large secure perimeter fence to store vehicles for disposal ~9,400 – 10,000 SF
• Approx. 1700 SF office space within the warehouse
o 3 - 4 enclosed offices
o ~400 SF for open workstations
• 1 bathroom
• 1 breakroom
• Access to HVAC/air-conditioned space
Recent investigation into radon and any mitigation to achieve WorkSafe requirements, if required.

A minimum of Two (2) reserved parking stalls on a 24-hour, 7 day a week basis for the full term of the lease, as well as nearby street parking availability. The cost of this parking shall be included in the lease proposal.  Easy access is required and preference is given to proposed space that is close to a bus route and or public transportation.

The province is seeking a five (5) year lease term, which may be renewed for up to two (2) additional five (5) year terms.

Proposals must be submitted by no later than 2:00pm PST, Wednesday, July 2, 2025.

The Province reserves the right to negotiate any proposal and the lowest or any proposal will not necessarily be accepted.
